Salary: $80,000-$100,000

Hybrid position: At minimum you must be in office for client and team meetings, and site walks/visits.  This means the employee could work from home approx. 1-2 days/week. SoBo will not help to set up a home office.

Job Purpose:

The Project Developer is responsible for developing and finalizing all costs and details for each of our projects.  We're looking for a collaborative person who can work with lots of different entities to come up with the right solutions. You will work closely with interior designers, architects, trade partners, and project managers. We need someone with a level head who understands the dynamic nature of residential remodeling. The project developer we’re looking for is detail oriented, good at math, good at written and verbal communication, and understands how to build budgets.

Specific Duties:

- Site coordination

- Build up and Finalize Project Scope

- Manage and Finalize Construction Budgets

- Collaborate with SoBo Team, Clients, and Trade Partners/Vendors

- Handoff to Construction


Site Coordination:

Schedule haz mat testing.

Organize project site meetings during design phase.

Communicate with home owners and 3rd party companies regarding preliminary design/scope work.


Build up and Finalize Project Scope:

Understand all aspects of residential construction.

Use JobTread to create specs. Clarify inclusions and exclusions for every SoBo project; use clear language and good descriptions.

Figure out and clarify all construction details. This includes all aspects of home construction from demo, foundation, framing, and finishes.

Finalize and post Construction Contract Specifications.

Keep up to date technically and apply new knowledge, materials, techniques to the jobs.

Maintain detailed knowledge of SoBo's products and preferred details.

Seek answers, details, and specs from Design Manager, Project Managers, Interior Designers, and Trade Partners.


Manage and Finalize Construction Budgets:

Create and manage budget spreadsheets for every SoBo project.

Create budget numbers/ranges for all construction components during the design phase.  This includes pricing out options to help homeowners make decisions about what's in scope and what's not in scope.

Send out RFPs and gather pricing information. This includes materials from vendors and Trade Partner costs. Follow up to receive all information in a timely manner.

Communicate changes to budget with Head of Design. Use and update project Google Sheets and JobTread


Collaborate with SoBo Team, Clients, and Trade Partners (TPs):

Collaborate with Head of Design and Project Advisors on all details.  

Collaborate with Project Managers on which TPs to engage, schedule.

Coordinate and lead on-site pre-construction meetings with PMs, TPs.

Procure proposals from trade partners and vendors. Ask clarifying questions to ensure correct project scope.

Discuss schedule and time/resources needed for each Trade Partner.

Integrate information/needs between parties to ensure smart details and well thought out design.

Be a trusted client advocate. Attend design meetings as needed.

Act as a design and construction resource for clients and Project Manager.

Problem solving for abnormal product acquisition. (eg-custom flashing, siding details, matching materials) 

Coordinate with SoBo Team with all construction details.

Coordinate redlining plansets and drawings.


Handoff to Production:

Organize and manage all handoff meetings and steps to onboard the construction team for all projects.

Assemble "Packet" for every project.  Use checklist.

Coordinate construction drawings and Design Intent Drawings; ensure Files organized and updated.

Assist PMs in ordering lead time items.  This includes interior finishes, framing packs, windows, doors, etc.

HARD REQUIREMENTS:

College degree.

2 years relevant experience minimum.

Computer skills: Google suite, spreadsheets

Excellent math skills.

Own and operate your own vehicle.
